This 1892 colonial gem is located in the middle of a well known historic neighborhood surrounding the Dedham Common, in Dedham MA. The owners were looking to add a new kitchen, 1/2 bath, mudroom, 2 car garage and back deck, flowing off the existing home, to the south and back of the lot.
Located within the historic overlay district in Dedham, we worked with both the Dedham Historic Commission in a series of design reviews, and the Zoning Board of Appeals. With the ZBA, we requested permission for a new attached 2 car garage which pushed the building six feet over the existing ten foot setback, four feet off the lot line. The variance passed that with the nature of the shape and topography of the site, this area proved to be the best location for the garage.
Our several meetings with the Historic Commission proved successful as well, including approval of the new front porch which the owners decided to put off to phase 2 of the project.
